When inventory is low many homes are being listed with an "Offer Day" to give buyers enough time to come and see it. Many times it translates to multiple offers. One way to still get a home inspection done, without having to put that condition in your offer, is to ask if you can pay a home inspector to do a home inspection before offer day. This would cost you money, however, if it gives you piece of mind that their are no MAJOR issues with a home and it allows you to give a stronger offer without the home inspection condition, it might be... I really think there should be a law that you can't reject an offer on the basis that an inspection has been requested. I realize that might get tricky, but it's absurd to not get a home inspected.

List price is NOT necessarily market value. Your Realtor can help you navigate which homes are: 1. Listed below market value (listing low, holding offers, and expecting multiple offers and over the list price). 2. Which homes are listed at market value (similar price to comparable sales). 3. Which homes are listed above market value (possibly testing the market, no rush to sell, or just out to lunch) Having your Realtor take you through homes in your price range will help you navigate how much you are comfortable bidding over asking price (scenario 1), or how much you are comfortable paying for a home in scenario 2/3. Having a Realtor you can trust can make the buying process an enjoyable one... Something to Think About...

So true Scott, seeing a lot of agents listing way below market value right now and then advertising how 'great they are & how much over list they sell', in my opinion it makes them look like they don't know market values and just attracts people to the home who aren't qualified at the true sale price/value. The underlist is getting carried away this spring!

Cutting down our Christmas tree has become one of my favourite traditions with Michelle. This year we got to include our son Major in this wonderful tradition, for Major's first Christmas Tree. Something to think about... When looking to buy a home, working with a Realtor actually does not cost you money. When a Realtor represents you as the buyer they are typically paid from the selling commission that the seller is paying the listing brokerage.
